It should actually read: "Great things await you here"... In the truest sense of the word! A huge 4-sided courtyard from 1873, a courtyard that exudes the flair of times gone by. You can literally see them walking around, the ladies with straw hats in long robes, the farmers who tilled the fields, the animals that populated the stables and the land. The whole thing is located in a very small, idyllic village where time seems to stand still. Absolute peace and quiet, you hear nothing. The forest is 150 m away and a vast meadow landscape also awaits you. A special farm - in my opinion. Beauty is in the eye of the beholder, the demands are different. The farm has naturally lost some of its luster over the course of 150 years and is waiting for loving owners who want to make it shine again. In fact, I have taken this farm to my heart. And yet we are going to sell, because life has taken a few turns in the last six months that have thrown us in a different direction.
So, if you've read this far, hats off - not everyone likes my philosophy, let's finally get to the facts.
Enclosed four-sided courtyard, approx. 140 m² living space on the first floor, attic can be converted. An impressive 1000 m² of barns! Beautiful large courtyard, meadowland adjacent to the barn, a total of 10,300 m² of land. There may be an option to lease the adjoining land.
Solid substance, yard is cleared and clean. We have just had the roofs repaired for €50,000. Anyone who wants new roofs - I have a contract for free roof renovation in exchange for photovoltaics in my pocket. Nevertheless - it is and remains an old building. Some defects need to be repaired, for which there are expert opinions and cost estimates. The heating is still provided by tiled stoves, gas is available on the street. New double-glazed plastic windows have been installed at some point, a bathroom and a kitchen need to be replaced, electrics seem to be relatively up-to-date in many rooms (according to a specialist). Otherwise - renovate - refurbish, whatever you want to call it, according to your own taste and possibilities. Cost estimates are available for all trades and for everything that needs to be done. I can also arrange inexpensive tradesmen. I have even had a soil survey carried out, which is without findings, so to speak.
You can make something really great out of the courtyard, how much money you spend on it depends on your own requirements. The renovation of the defects is not incredibly expensive.
It is ideal for horse owners, animal owners, tradespeople, alternative housing projects, self-catering, multi-generational living, newcomers, people changing careers, drop-outs... simply for anyone looking for something big and different. Something that is actually rare to find.
So, I'm going to stop advertising all this now. I'm not doing this to convince you, but because I really like it. But, as I've already mentioned, in the end everyone has to decide for themselves. You can request an exposé, you can ask questions, you can call me, write to me, you have all the time in the world for a viewing. No one is chased through here every quarter of an hour... And you don't have to pay a commission either.
Last but not least, the town of Zerbst is about 8 km away and has all the daily necessities. Larger cities such as Dessau and Magdeburg can be reached in half an hour. There is a bus stop in the village, 200 m away... Unfortunately, it is about half an hour's drive to the nearest highway.
